"The condo was great"
November, 2015
The only reason I gave 4 stars instead of 5 is because the pull out couch was treacherous to sleep on feeling every spring inside it. My girls 8 and 11 slept on it and although they didn't complain...when I asked they fessed up it was the worse mattress they had ever experienced. The bedroom matrress was great and everything else we loved. So if you are a couple and don't have to worry about the pullout go for it!! Location is fabulous right next to everything downtown within walking distance. However go in person if you have more than two persons.

Tip: This is definitely a place to stay for easy downtown access for couples.

"Would Stay Again in Condo #304 "

About Oak Square Property: Our Stay Started Right Off On A Bad Note - we arrived at 4:30pm, the registration office was locked, there was no one around in sight, and there was a sign on door said “on property, be back shortly”, Shortly was almost a 1/2 hour later. Then I was told that Both Pools and Hot Tub were locked at 9pm, because that was when the guy went home - Saying that We Were Very Disappointingly and Displeased is putting it lightly. Outdoor pool looked like it had not been cleaned in a few days - leaves all over in the water. Only Hot Tub is Outside - Chilly Walk. Indoor “Heated” pool was about the same temperature as the Outdoor pool. Also, park early and walk to the strip, because parking is limited (doubt there is enough for one space per condo, I never counted 60 spaces). About Condo #304: Great room for Two. Bed was “Really” soft - extra blankets in dresser. Never used kitchen, living room, or fireplace (would have like to have used fireplace, but nothing there to burn in fireplace and the guy at the front counter was no help). Plenty of water pressure in shower. Basically just used condo for sleeping, the location, and price compared to other locations. Spent most days out on hiking trails or sight seeing and most early evenings walking the Gatlinburg Strip shopping and/or sampling Wine, Whiskey, and Moonshine.

"Worse condo/hotel ever!!!"

We recently stayed @ Oak Square Condos in # 410. Horrible, The air conditioner did not work. It was 80 degrees in the room. I went to the front desk and ask to be moved. The lady at the front acted like she could care less. She said she couldn't move us because of no vacancies. She said she would have someone come look at it. That never happened. There were holes in the walls in the bedroom. I was literally afraid something would crawl out. There was no shower head in the shower. The water just came out in a mist. No electrical outlet in the kitchen to make coffee. It was very outdated. I would have been ok with that. There was a dead pigeon the closet on the deck. The heated indoor pool was not heated and had trash at the bottom of it. Never cleaned the whole time we were there. If I could have found another vacancy in Gatlinburg while we were there, I would not have stayed. This room needs to be condemned. I will never stay there again and would not recommend to anyone. Absolutely awful!!!

"Unit 304"

My wife and I recently visited Gatlinburg. The last time we visited we rented a small cabin but this time we decided to try and stay closer to downtown. We were not only pleased to find Oak Square so affordable, but unit 304 was amazing! It was beautifully decorated and had amazing views! The balcony overlooking the outdoor pool and hot tub was wonderful. There was even an indoor pool for the rainy days. Being in walking distance or a trolley ride away from everything was not only convenient but helped us keep on budget for our vacation so we could spend less on gas and more on seeing the things we wanted to see. We plan to return to gatlinburg and will absolutely stay in unit 304. They had a fully loaded kitchen, tv's in both the living room and bedroom. The bed was comfortable. They truly thought of everything! The staff was very helpful as well! Would definitely recommend this unit for others!

"Really disappointed"

We have never been to Gatlinburg so we wanted somewhere on the strip that had a pool and hot tub along with kitchen. Our unit was found in VRBO and it was great. We stayed in unit 215 which was nice and perfect for our stay. Very clean and had all amenities to enable us to cook. That aside, the building itself was terrible. The girl who checked us in at the office was not friendly. We are from PA and look forward to friendly southern hospitality. She didn't meet that. The elevators are dirty and have no air flow inside. On a hot day you will melt. The parking is very close together. We tried to get ice at the machines and they were both broken. The one on the first floor was behind a closed door and the room smelled of mold. The pool was never cleaned, that we saw. The hot tub was broken from Sunday till Thursday. It was as cold as ice water! Many people were complaining about it to the office. On Thursday it was fixed but the jets don't stay on. Plus the water isn't circulating which can lead to bacteria buildup. Overall, the unit was great but the yoking leaves much to be desired. Next time we will stay elsewhere.

"1 out of 2 Ain't Bad"

We checked into the Oak Square Condos for a 3 night stay on a promotional package from Diamond Vacation Resorts. Check in was very easy and the desk girl very professional. When we walked into the room (#410) we very extremely disappointed! Room 410 would be rated a 1----or lower! The small condo had a set of bunk beds in the kitchen??? The main bedroom was OK but only one of the two lamps worked, there was a hole in the wall from the previous headboard that had been replaced, and there was a frame from where a smoke detector had been but there was no smoke detector. The carpet was very frayed in a few areas. There was a hole in the wall behind the entry door from the door knob having been banged into the wall. The ceiling light in the kitchen did not work, there was either mold or residue from a water leak above the kitchen sink, and under the sink was gross and totally disgusting!!! It was by far the worst motel room I had ever seen. After going to the front desk to ask about the availability of another room, the clerk, Tori, gave me the key to room 313 to look at. IT WAS 5 MILLION TIMES BETTER!! Tori was glad to switch rooms for us. I had been in retail management for 35 years before retiring and know good customer service. Tori was OUTSTANDING in helping us. She was very friendly, courteous, and professional. I would rate room 313 a 5! I did find out later that this was NOT a Diamond property but that they were using it while they rebuilt several cabins that had been burned down in last summers fires. The condo rooms are individually owned and therefore some are in much better condition than others.
